No Hidden Fees with Host North Yorkshire

The % management fee will cover the day-to-day management of your property

To ensure there are no hidden costs, please see the breakdown of both routine services that we provide and incidental (available on request or during emergencies) costs below with examples:

  • Your Account Manager will confirm the percentage fee for your home based on your chosen package. Our management fees start from 10% + VAT per month on the gross nightly rate revenue collected, and excludes any cleaning fees collected on your behalf.
  • Guest related issues | Absorbed by either Host North Yorkshire or the Owner – case specific:
  • Example of Host North Yorkshire absorbed case: If a guest forgets to leave the keys in the lockbox upon check-out, Host North Yorkshire will absorb the cost of couriering keys out and will reclaim the cost from the guest.
  • Example of an Owner absorbed case: If WiFi is not working and the guest has to use BT Openzone (etc), Host North Yorkshire would refund this cost to the guest and it would be deducted from future Owner payouts.

  • Guests will pay a ‘cleaning fee’ of between £25 – £50 depending on the size and layout of the property. This cleaning fee is passed directly to the owner free of commission and free of management fees.
  • Example cleaning fees charged to the owner: £60 for 1 Beds, £70 for 2 Beds, £80 for 3 Beds, £90 for 4 Beds (sofa beds are an additional £5). Prices may vary based on property layout, number of bathrooms and location.

  • ‘Fix-up’ call-out | £25 per job up to 2 hours and £15/hour thereafter:
    • Purchasing and delivering essential guest supplies to set up home
    • Key cutting (if required sets aren’t provided before service starts)
    • Home Check
    • Furniture dry-cleaning (sofa, arm chair covers etc)
    • Changing lockbox codes
    • Any similar ad-hoc requested jobs
  • Mid-range maintenance call-out | £20-25/hour:
    • Basic plumbing (tightening taps, faulty toilet flush)
    • Basic carpentry
    • Re-pressurising boiler
    • Painting
    • Electrical work
    • Any similar ad-hoc requested jobs
  • Specialist call outs | Charged at cost:
    • Pest control
    • Carpet cleaning
    • Severe plumbing issues
    • Repairing/changing locks

With our superior yields and service, Host North Yorkshire has managed many owners switching from our competitors, so this is a process we are very used to. Host North Yorkshire will happily manage any existing guest bookings and incoming guest communications. Once you sign up with us, all of your existing and future bookings will be managed under our Host North Yorkshire management terms. A brand new property listings usually take 3-5 guest bookings to begin gathering momentum, and we expect to see annual increases in both nightly rates and occupancy rates. We can help you do this more quickly by following or advocated property design and set-up guides. Due to the seasonal nature of the holiday let market, this can vary depending on the time of year, season and holiday periods.

We require a minimum availability of 6 weeks throughout the year, with preference for as many consecutive weeks as possible to maximise positive reviews, revenue and momentum.

We always recommend that items of high monetary or sentimental value be removed from your property for safe keeping and peace of mind. You may leave other personal belongings in the property provided they are stored away and leave sufficient space for guests to unpack their belongings. We encourage our owners to follow our design and interior guides to ensure they provide guests with a fully functional, high specification property.

Once we have all of the relevant details required from the owner (including but not limited to: government ID, fully completed draft House Manual, key drop off scheduled, and set-up fee), your listing can go live within a matter of days. If your photography has been scheduled, it can take up to 72 hours for our editorial photographer to edit and send the final photographs, after which the listing will go live within 48 hours.

Every Online Travel Agent has different timelines, and the listing can take around 24-48 hours for approval from TripAdvisor and HomeAway, and another 3-4 weeks for due to their independent approval processes. We’ll keep you informed as we make progress with each, and your property will go live on as soon as it is ready.

Your property will need the basic items that we have summarised below, and if you don’t have all of these, let us know and Host North Yorkshire can purchase them and charge you back. If you’re completely unsure on what to buy or what style to go for, the we can help with that too.

  • Bedroom:
  • Pillows, duvet, mattress protector (we will provide all linen), curtains, lamps, clothes storage, hangers
  • Kitchen:
  • Toaster, kettle, microwave, cafetiere, bin, basic condiments for cooking, cutlery, plates, bowls, cups, glasses, pans, pots
  • Bathroom:
  • Hair dryer, toilet brush, toothbrush holder, small bin
  • Living room:
  • Iron and ironing board, mop and bucket, vacuum cleaner and bags, cabinet space for towels and guests’ toiletries
  • Miscellaneous:
  • 4 sets of keys, wi-fi, heating and hot water
