The guarantee is applicable to homeowners in Host North Yorkshire participating towns only (Saltburn, Staithes, Sandsend, Whitby, Runswick Bay), excluding existing customers of Host North Yorkshire, employees, their immediate families or anyone connected with the promotion.

The guaranteed rental income value will be assessed by Host North Yorkshire’s pricing team and provided as an estimated offer during the host application process, prior to contract finalisation. Host North Yorkshire reserves the right to decide if the property is eligible under this scheme based on the location, interior design, size and condition of the property.

The first 365 days of rental income is guaranteed from the date the property is both available for booking and the listing is live, whichever is later. If the estimated rental income is not met in the first 365 days via bookings secured, Host North Yorkshire will be obliged to pay the difference to the homeowner, in accordance with these terms and conditions.

Properties included in the promotion must be available for a minimum of 365 days continuously, from go live date.

Properties included in the promotion cannot be subject to owner restrictions, including limitations on price per night or length of stay.

The management contract cannot be terminated before the end of the first 365 days of listing. You may however, provide a minimum 90-days notice for termination after the first 180 days since the date of going live or date of first availability, whichever is later.

Host North Yorkshire onboarding and management fees are unaffected by the promotion and will be charged at the agreed rate.

Payment of the difference between the guaranteed and actual rental income achieved in the first month will be processed in the homeowner’s revenue statement for the first month of the second year of the contract.

If you cancel or cause a guest to cancel any booking or if we are required to refund a part of a booking, the promotional guarantee will be void. For the avoidance of doubt, “causing a guest to cancel a booking” shall include any situation where a booking is cancelled due to that property being uninhabitable due to lack of heating, hot water, plumbing, electricity and wifi or due to gas leaks, water leaks, rodents, pests, long standing cleanliness issues or other such serious deficiencies.

In the event of Force Majeure causing the cancellation of bookings, Host North Yorkshire will endeavour to continue to perform its obligations under the contract so far as reasonably practicable [and in accordance with Good Operating Practices], however the promotion will be void. For the avoidance of doubt, “Event of Force Majeure” means an event beyond the control of Host North Yorkshire, which prevents us from complying with the obligations outlined in the contract, including but not limited to: act of God (such as, fires, explosions and floods); war, contamination by radioactivity from any nuclear fuel, riot, or acts or threats of terrorism.

Host North Yorkshire reserves the right to vary these terms and conditions or cancel the promotion at any stage in the event of circumstances arising beyond its reasonable control.

By agreeing to the guaranteed rental income offer and signing a management contract in the promotional period, you will be deemed to be bound by and have accepted these terms and conditions.

English law applies and the English courts shall have exclusive jurisdiction over any proceedings in connection with this promotion.
